Our varied customer base comprises many of these spaces directly but we also work for a wide range of Facilities Management companies, Mechanical and Electrical companies, fire alarm companies, other Smoke Ventilation Companies who are unable to match our unique level of experience, Builders, Housing Associations and Councils.

Our team triage all call outs to ensure the most urgent are given priority, our customers have confidence in our judgement and faith that we will not let them down. Urgent call outs are covered within 24 hours and we attend all others within 5 days. You will receive service reports and any quotes that may be required promptly and our KPIs for these are regularly monitored to ensure compliance

Inspection Surveys

Are you new to a building? We can help you understand the smoke ventilation system, and how they are supposed to work. We will provide you with a clear asset register and service report helping you understand the level of risk your building is exposed to. We will work with you to help budget for any larger remedial works that may be required in the long term, and in the short term take any necessary steps to get an existing system working for the safety of those inside.

Maintenance / Service Visits

The regular maintenance of smoke ventilation systems is critical to ensuring the safety of those in a building. In addition to the daily, weekly and monthly checks that should be carried out, a “competent person” should be testing the system at least annually. We have experienced and qualified smoke ventilation engineers working at different levels, and capable of properly maintaining complex mechanical fan systems and underground car park smoke ventilation. All of our maintenance visits are followed up with a certificate of maintenance which will identify any issues to be resolved, and triage this into one of 3 priority levels so that you immediately and clearly understand the level of risk identified. Furthermore our office team monitor all reports and will send you a quote for remedial works if required. We’re mindful of budgetary constraints and will work with you to plan ahead for potential major refurbishment works as well as doing everything we can to get an existing system working as best as possible in the short term.

Smoke Vent / AOV & Damper Installations & Commissioning

You may be looking to replace an existing system as part of a refurbishment, or installing a new system in a new build development. We can supply, fit and commission your smoke ventilation systems and are proud to be accredited as an Approved Smoke Ventilation Installer under the IFC SDI 19 Scheme. Both our on-site and back office works are audited by a third party annually to provide peace of mind to clients. We use a wide range of manufacturers products ensuring that anything we fit complies with EN12101. After completion you will receive a commissioning certificate, and where applicable an IFC Declaration of Conformity, which can be used to help sign off with Building Control.

Several of our engineers are fully trained in Inspection, Testing, replacement & Installation of Fire & Smoke Control Dampers. Three of the team recently took an approved course in this Achieving between 90% & 100% between them.

Mechanical Extract System Installation & Commissioning

Mechanical extract systems are usually found in taller buildings or buildings with extended corridors, where a natural ventilation system is insufficient. They can be complex and there is specific guidance to maintaining them. FTG has engineers with many decades of experience commissioning and maintaining these types of systems, including underground car parks which have their own requirements. We have a good relationship with the major fan manufacturer’s and can quickly source and supply spare parts or replacement fans, as well as install and commission them. We have the tools to provide professional airflow readings and vibration testing for accurate and safe maintenance.

As an SE Controls partner we may also be able to assist you with Computational Fluid Dynamics (CFD) Modelling, please contact us if you require this service and we will advise the details required.

Legal Frameworks

Building Safety Act 2022

Given Royal Assent 28 April 2022 and informed by the extensive report of Dame Judith Hackett into Building Safety following the Grenfell disaster. This Act provides residents of higher risk buildings with the right to be provided with clear information about the safety of their building. The Act confers significant responsibilities onto those responsible for all buildings but high rise buildings in particular at the moment. Approved Document B

Fire Safety Act 2021

Following extensive consultation this Act amends the regulatory reform (Fire Safety) Order 2005.

This act clarifies that responsible persons (RP’s) for multi occupied residential buildings must manage & reduce the risk of fire for the structure and external walls of the building including cladding, balconies and entrance doors to individual flats that open into common parts.

The Fire Safety (England) Regulations 2022 are regulations imposed on the RP’s for multi occupied buildings and these come into force in England on 23/01/2023. https://www.gov.uk/government/publications/fire-safety-england-regulations-2022

BS EN12101

Essentially this is a harmonised standard that applies to the manufacturers of all smoke ventilation & mechanical extract products and then power supplies in Pt 10.. These products must comply with this standard. This standard is currently being reviewed. Please be assured that FTG only ever fit products that comply with these standards. Our membership of the SCA and subscription to the BSI ensure that we stay on top of all changes in legislation and best practice.

BS 7346 part 8

This is essentially a code of practice formed from all the existing regulations, procedures & processes and is designed to make the procedure of designing, installing & maintaining a compliant smoke control system much more straightforward. Copies of this document can be purchased from the BSI and FTG hold them as part of our suite of reference materials.
